WMP Builder

A custom water management program, built for your facility

WMP Builder is designed to help facility water management teams develop a custom, comprehensive Legionella water management program. Enter your facility’s water system assessment information, and WMP Builder produces a complete, survey-ready plan for your building, aligned with ASHRAE 188, the CDC Toolkit, and CMS requirements.

Generated automatically from the facility’s water system assessment: the flow diagram, its hazardous conditions, and where each one is monitored.

What’s in each plan

Thirteen sections and a complete forms library, tailored to each facility. Equipment the building doesn’t have is left out; everything it does have gets its own control points, limits, and monitoring.

  1. Section 1Program policyDefinitions and the fifteen compliance commitments.
  2. Section 2Team & responsibilitiesRoster with phone numbers, task matrix, and the flow diagram.
  3. Section 3Risk assessmentCDC at-risk survey and a control-point risk register.
  4. Section 4Operations & maintenanceControl limits, monitoring points, dead legs, and schedules.
  5. Section 5Control measures & testingCorrective actions, reoccupancy, and the Level 1–3 response.
  6. Section 6Clinical surveillanceCase recognition, testing, reporting, and investigation.
  7. Section 7SamplingTraining guide and the quarterly Legionella sampling plan.
  8. Section 8Team trainingControl limits to know, the response ladder, and competency questions.
  9. Section 9Monthly water assessmentsWater-quality summary from the supplier’s report and Form 9-1.
  10. Section 10Events & corrective actionsEvent records, corrective-action log, and the flushing log.
  11. Section 11Legionella resultsArchive and interpretation guide for lab reports.
  12. Sections 12–13Forms & annual reviewBlank masters of every form, review triggers, and revision record.

Risk, identified and controlled

Every plan finds where Legionella could grow in that building, rates the risk, and sets the control points, limits, and response for each one.

How it works

Each plan is generated from the facility’s water system assessment information.

  1. Answer for one building

Water supply, cold and hot water, heaters and mixing valves, testing, team, and the at-risk survey. Upload the supplier’s water quality report to fill in Section 9.

  2. Check what’s missing

Required answers are flagged before anything is built. Monitoring-point coverage, dead legs, and blank items are listed so nothing is left to chance.

  3. Generate the plan

Download the finished plan as a PDF, with a linked table of contents, or as an editable Word document. Rebuild it at each annual review.

Written to the standards healthcare surveyors check

Each plan follows ANSI/ASHRAE Standard 188, the CDC Legionella Water Management Program Toolkit, and CMS QSO-17-30, with AIHA action levels for test results.

  • No invented numbers: lab results, water-quality values, and logs come only from the facility, and report values print only after someone confirms them.
  • State rules are applied by date.
  • Blank answers print as clearly marked lines to complete, never as guesses.
  • Every plan is dated, numbered, and carries a revision record for the annual review.
